Seattle Designer Gives Her Tudor a Makeover

When Seattle Designer Judy Tall finalized her divorce, she packed up her belongings in Mercer Island and began the move to her newly purchased Tudor in Denny Blaine. According to the Seattle Times, she fell in love with the neighborhood and her master bedroom with an abundance of natural light, but wasn’t 100% sold on the rest of the place. She waited a year before remodeling, and says that “you have to know how you live in a house, and what works and what doesn’t.”

Before Tall became an interior designer she was an acupuncturist, and tries to brings elements of healing into play with her design concepts. She told the Times that whether you’re moving into a new space, or someone recently moved out or in, there are several emotions that come into play when redesigning or remodeling your home. Tall said that a large portion of her clientele chooses to remodel because they’re going through a life transition, and that’s just what she was going through when she decided to redo her home in Denny Blaine. From her choice in tranquil paint colors, to the picture rail below the coved ceiling, Tall tried to make each and every room in the place more cozy and comfortable for her to live in. Denny Blaine Home One of Seattle’s Top Real Estate Sales in 2012

Seattle WaterfrontPuget Sound Business Journal did an interesting article on Seattle’s Top Ten Residential Real Estate Sales in 2012.  The largest residential real estate sale was in Medina at over $15 million, but the second largest sale was a Denny Blaine waterfront home that sold for $9 million.  The Denny Blaine sale happened this past summer and was one of three waterfront homes that sold in Denny Blaine in a little over a month’s period.

Note:  I believe the difference in square footage and bathrooms between the two links above is one includes the beach house while the other only includes the main house.

Denny Blaine Home Sells for $9 Million in 3 Days

Seattle WaterfrontA Denny Blaine waterfront home just sold for $9 million after only being listed for 3 days.  The home, which has an undisclosed address, is over 8,000 square feet with 5 bedrooms and 7.25 baths.  The house sits on nearly an acre of land with 120 square feet of Lake Washington waterfront.  The Denny Blaine home was listed for $10.8 million.

This is the third Denny Blaine waterfront home to sell in just over a month which is a lot since only one sold in the previous year.  As I stated in the previous blog, Seattle waterfront homes are rare especially between Madison Park and Madrona Park.

Denny Blaine Waterfront Home Sells

Denny BlaineDenny Blaine features some of Seattle’s most premier waterfront homes.  The lots are generally large and private and with the neighborhood’s proximity to Downtown Seattle the location is very desirable.  In addition, waterfront lots between Madison Park Beach and Madrona Park Beach are rare – there are only about 50 Seattle waterfront homes between the two beaches.

According to the Northwest Multiple Listing Service only two Denny Blaine waterfront homes have sold since the beginning of 2009.  Just this month this idyllic Denny Blaine waterfront home sold.  The 7 bedroom home was last listed for $4,990,000.  A rare transaction where waterfront is not often available.

After the $1 million price drop, this Denny Blaine waterfront home is pending inspection.

After blogging about this Denny Blaine home, the price was reduced to $879,000.  At the time of my earlier blog this home was the only home in the neighborhood under a million dollars; now there are three homes in Denny Blaine in this price range.

after in Seattle. In 2010, 17 homes sold in Denny Blaine with an
average sales price of nearly $1.925 million. The highest sale was listed by Ewing & Clark and was last listed for $9.5 million before it sold. It was reported to be the highest non-waterfront sale in Seattle for 2010 at the time of the sale. The lowest sales price of a home in Denny Blaine was $550,000 in 2010. While the sales prices in Denny Blaine were relatively high compared to other Seattle neighborhoods, the sales were not record setting for Denny Blaine. In the past several years some Denny Blaine waterfront homes sold for over $10 million. The 2010 sales numbers were courtesy of the Northwest Multiple although the statistics were not compiled or published by Northwest Multiple Listing Service.
