Denny Blaine Real Estate Report – Half of Year

We are already halfway through the year and there is still not much relief in the Seattle real estate market for buyers as inventory remains low and prices continue to rise! The Denny Blaine neighborhood has had four sales since January, last year around this time there were three. Though there may not be much of a change in sold listings, the prices have jumped! The median price has gone up from $1,250,000 to $1,611,675 and the lowest price has rose from $950,000 to $998,000. The average selling price has gone up $388,255. The average cumulative days on market has gone from just 34 days this time last year to 103 days in these last 6 months. There are currently 3 active listings and 3 pending.

Ewing and Clark has sold 3 homes this past spring in the Denny Blaine area. On average, each home sold in 10 days!

The sun is here and so are some listings in Denny Blaine! As the weather heats up more home owners are opening their doors to sell, more than last year at this time! Last year Denny Blaine didn’t have one sale in the month of May (2016). Last month there were 2 listings sold and there are currently 4 active and 2 pending.

There may be a bit more inventory, but the prices are still high. The average price of the available homes in Denny Blaine currently total to just over 3 million, and the pending is almost at a total of 4 million.

Denny Blaine is a part of “Central Seattle” as defined by Seattle real estate agents. Central Seattle real estate mainly includes the area from the Montlake cut to I-90 and from Lake Washington to I-5. The start of the year shows home prices are up across the city and sales for the first five months are close with 590 sold versus the 600 in the first 5 months of 2016. Currently in this central Seattle area there are 116 active listings.

Denny Blaine Home One of Seattle’s Top Real Estate Sales in 2012

Seattle WaterfrontPuget Sound Business Journal did an interesting article on Seattle’s Top Ten Residential Real Estate Sales in 2012.  The largest residential real estate sale was in Medina at over $15 million, but the second largest sale was a Denny Blaine waterfront home that sold for $9 million.  The Denny Blaine sale happened this past summer and was one of three waterfront homes that sold in Denny Blaine in a little over a month’s period.
