Denny Blaine Real Estate Report – Half of Year

We are already halfway through the year and there is still not much relief in the Seattle real estate market for buyers as inventory remains low and prices continue to rise! The Denny Blaine neighborhood has had four sales since January, last year around this time there were three. Though there may not be much of a change in sold listings, the prices have jumped! The median price has gone up from $1,250,000 to $1,611,675 and the lowest price has rose from $950,000 to $998,000. The average selling price has gone up $388,255. The average cumulative days on market has gone from just 34 days this time last year to 103 days in these last 6 months. There are currently 3 active listings and 3 pending.

Ewing and Clark has sold 3 homes this past spring in the Denny Blaine area. On average, each home sold in 10 days!

 

 

Bike Lane Added to Madrona Drive to 34th Avenue

East Denny WayIf you been driving around Madrona along 34th Avenue, East Denny, and/or Madrona Drive you have noticed the temporary markings for the new bicycle lanes.  Well, Seattle Department of Transportation have the new permanent markings for the lanes on the streets now.  It looks pretty good, but I would not want to open my driver’s side door if I was parked on the east-side of the street where 34th Avenue meet East Denny Way – it is tight and there is little visibility.  Nevertheless, bicycles will now have more room whether traveling from Madrona, Denny Blaine or Leschi when coming up the steep hill on Madrona Drive, along East Denny, and up the incline on 34th Avenue until they get to Pike Street and the Madrona Business District.

Epiphany Summer Concert Series Comes in July!

Molly SwensonEpiphany will be hosting a summer concert series, with performances by an array of different musical artists! The concerts will be held every Friday night in the month of July from 6:00-8:00pm, outside in the Courtyard of Epiphany Church. So bring your kids, friends and family, blankets or lawnchairs, drinks, and even a picnic! Everyone is welcome whether you have connection with Epiphany or not. If it rains, the event will be moved into the Great Hall. Listed below is a schedule of musical performances:

Rumor: Obama to Visit Madrona / Denny Blaine

Obama SeattleRumor is that President Barack Obama is attending a political fundraiser (reportedly raising $17,000 per person) this weekend in the Madrona / Denny Blaine area.  While I am not sure about the date, the Seattle Times reported earlier this month that Obama was to be in Seattle on May 10th.  Thus don’t be surprised if you catch a glimpse or see evidence of the president in Madrona / Denny Blaine this weekend or in the coming weeks.

This will not be the first time Obama has visited Madrona / Denny Blaine.  Central District News had a blog, complete with pictures, about Obama’s visit to the our local Seattle neighborhoods in 2010.
