The sun is here and so are some listings in Denny Blaine! As the weather heats up more home owners are opening their doors to sell, more than last year at this time! Last year Denny Blaine didn’t have one sale in the month of May (2016). Last month there were 2 listings sold and there are currently 4 active and 2 pending.
There may be a bit more inventory, but the prices are still high. The average price of the available homes in Denny Blaine currently total to just over 3 million, and the pending is almost at a total of 4 million.
Denny Blaine is a part of “Central Seattle” as defined by Seattle real estate agents. Central Seattle real estate mainly includes the area from the Montlake cut to I-90 and from Lake Washington to I-5. The start of the year shows home prices are up across the city and sales for the first five months are close with 590 sold versus the 600 in the first 5 months of 2016. Currently in this central Seattle area there are 116 active listings.

Denny Blaine features some of Seattle’s most premier waterfront homes. The lots are generally large and private and with the neighborhood’s proximity to Downtown Seattle the location is very desirable. In addition, waterfront lots between Madison Park Beach and Madrona Park Beach are rare – there are only about 50 Seattle waterfront homes between the two beaches.
According to the Northwest Multiple Listing Service only two Denny Blaine waterfront homes have sold since the beginning of 2009. Just this month this idyllic Denny Blaine waterfront home sold. The 7 bedroom home was last listed for $4,990,000. A rare transaction where waterfront is not often available.
The Shore Run/Walk takes place this Sunday, June 12th. If you want to race you can still register for the event at Starbucks in Madison Park or Leschi on Saturday from 8-11 am. Otherwise Denny Blaine residents can line up on Lake Washington Boulevard near Denny Blaine Park or Viretta Park and cheer on the racers. The Shore Run starts at various times: the 5K walk/run starts at 8:15 AM in Leschi, the 10K starts at 9 AM in Seward Park, and the kid’s 1/2 mile run starts at 10:15 AM.
The Arboretum is getting a new playground thanks to $50,000 prize won by the greater local area, including all or parts of Capitol Hill, First Hill, Madison Park, Madison Valley, Madrona, Denny Blaine and Montlake neighborhoods. The competition was for reduction of not only garbage, but recycling and yard waste. The waste-reduction contest was sponsored by CleanScape who collects waste for 60,000 residents in Seattle, including Denny Blaine.
